Why do we need to energy rate properties?

Climate change is becoming an increasing concern to Governments worldwide. As a commitment the UK Government has placed a 60% reduction target for carbon dioxide emissions by 2050. The levels of carbon dioxide in the atmosphere have risen by a third since the industrial revolution and this is one of the main causes of climate change.

Buildings are the biggest culprits when it comes to CO2 emissions, contributing up to a third of all the CO2 in the UK.

Energy ratings are designed to measure the fuel cost of a property.

How will I benefit?

Energy conservation is clearly a good thing with results which leave the householder and the environment better off. Energy efficiency has been promoted by the Government for more than 20 years but there are still 75% of cavity walls un-insulated, 60% of loft spaces have less than 100mm of insulation and many heating systems are very inefficient.

By carrying out improvements a typical 1960's house could save £200.00 per year off expenditure of £500.00. This represents a return of 40%.

The energy ratings produced help to identify the best ways of spending funds to reduce fuel bills. For example a new boiler and controls can increase an energy rating by 15 points.

How is the rating calculated?

The energy rating is calculated using RDSAP (Reduced Data Standard Assessment Procedure). This has been developed by DEFRA (The Department of Environment, Food and Rural Affairs) to provide a consistent method for delivering an approved rating during a survey of a property.

The calculation assumes standard occupancy and the rating is normalised for floor area so that the size of the dwelling does not affect the result.
