From the 1st October 2008 all rented properties will require an EPC if they are being marketed. Any existing tenancies are exempt until they become void.
The certificates will be valid for ten years no matter how many times the occupiers change.
The certificate will need to be provided to prospective tenants free of charge either during correspondence in relation to the property or when a viewing is conducted.
